Spanish Lakes One is a 55+ community of both manufactured and CBS homes. This website is provided by the Spanish Lakes One HOA to provide residents and HOA members with useful information about your community and activities. Please register to gain access to the resident only features of this website. These features include your community calendar and activities pages for the clubs and events happening in the community. If you are not currently an HOA member you have the option when registering to join the HOA. HOA dues are $30 per year per person and may be paid by credit card as part of the registration process.
 
The mission of the Spanish Lakes One HOA is to provide quality communications with the Wynne Corporation regarding resident issues and concerns as well as promote the activities and social events taking place in the community.

Norma’s Angels
Mission Statement
 
Norma was a past HOA President that believed in the HOA helping out needy members of our community. Your Board of Directors have created this program called Norma’s Angels to help owners in our park regardless of if they are HOA members or not, who do not have the financial ability to address bringing their home up to spec if they have received a yellow notice from the Wynne Building Corporation for violations. Also, when a natural disaster strikes Norma’s Angels will consider helping homeowners with repairs.
 
To receive this help, you must be vetted as being financially unable to afford to hire someone if the violations or damage are something you cannot address yourself. We know that some of the older owners in the park live on social security alone and may have exhausted their savings, so they are not in a position to pay someone to do the work required.
 
To apply for this assistance, you must be willing to furnish bank statements and or tax returns to validate your financial hardship. Once these documents are reviewed by the Norma’s Angels Committee the committee will follow up with the homeowner to assist with arranging to have the repairs done.

As discussed before, some people have pavers that are level, of the same type and color, well maintained and butted tight to each other. While others are not in that condition. The persons who maintain their pavers, stones etc. may keep them until the home is up for review on change of ownership. Others will have to remove them because they have fallen into disrepair. 
I understand how two neighbors who have similar items and one can keep them and another can't, can cause frustration however we do our best to explain why things are the way they are. 
As far as extensions are concerned, we give plenty of extensions. If someone communicates immediately and gives us a good reason for an extension, we grant it. Others wait until the home is in second notice of intent to evict and we have stopped collecting rent. In those cases we only give two additional weeks. Mind you most of those have been on notice for months on end and wait until the last minute to comply. So, I ask you, since the court says we cannot collect rent once a home reaches second intent to evict, how long should we allow that renter to live there while not receiving rental payments.
Robert, all I'm trying to convey to you is not all is as it appears. Ill be happy to sit and discuss with you in detail our process but it's a bit lengthy in an E-mail. Call me any time.
Your final question is easy, if the lawn service damages something, they are responsible. However it has to be clear that they did it, not just, "They cut the grass so, they must be the ones who did it".

Good morning 
I know we have discussed this once before but there’s a significant issue with consistency in how violations and extensions are being handled in the community. When rules are enforced unevenly, it leads to confusion, frustration, and feelings of unfairness among the residents. There needs to be a comprehensive, written set of guidelines that all residents can reference. This should include details on common violations as well as samples of approved colors. 
You have some people that are being told to get rid of the pavers and others not, or even rocks.  What about people that have had the same thing for years are now being told to remove or the color is not an approved color.  Rain barrels, some are being told to remove and others have them. 
Another thing, what is your policy on extensions?   Some are given time to complete the project and others are being told no extension. With this heat and humidity and rain, painting a driveway is not possible.  
Another issue is the lawn service.  Who is responsible when they damage a persons property?  Why is management not making these people who do the lawns be responsible for destroying property?   They have no respect.  This is a huge issue among the residents.

Spanish Lakes One Storm Shutter Policy

The parks policy on shutters is as follows:
 
Shutters may be put up when a storm is imminent and can be left up for three days after the storm.
 
In the case of snowbirds, the shutters can be put up and left on until their return.
 
Raw wood shutters cannot be used for seasonal homes.
 
All shutters must be removed or lifted if someone is in residence. This is for fire safety and is required by the Saint Lucie County fire department.
